All Children’s Replacement Hospital

All Children’s Replacement Hospital St. Petersburg, Florida - The new All Children’s Replacement Hospital in St. Petersburg, Fla., allows for expansion while also improving connectivity with Bayfront Medical Center (BMC), a nearby adult hospital that shares services with the children’s hospital.

The original All Children’s Hospital (ACH) was located on a site that was not favorable for expansion, but the hospital was steadily growing, and in 2000, it was clear more space was needed. In addition, BMC also wanted to expand, but it was on a landlocked site. To solve this problem, the replacement hospital was designed to include BMC’s obstetrics’ services — a unique approach to the hospital-within-a-hospital concept, according to Karlsberger, the project’s architect.   Full Story

Camden Travis StreetCamden Travis Street

Houston, Texas - Completed in March 2010, Camden Travis Street is a new transit-oriented apartment community serving the city of Houston.

Located within walking distance of Houston’s light rail, Camden Travis Street is a four-story, mid-rise building with 253 residential units. “The development has a density of 73 units per acre, and on-site parking for 424 cars is provided in a five-level precast concrete garage,” said Fred Wilson, vice president of Wallace Garcia Wilson Architects, Inc., the project’s architect. “By placing the five-level garage in the center of the building, all of the units have convenient access to parking.”   Full Story

21-25 West 34th Street Development/ESPRIT

700 North Water Lobby RenovationNew York, New York - A new retail building at 21-25 West 34th Street in New York is home to the new flagship location for retailer ESPRIT.

Built from the ground up, the new building encompasses two stories and a full basement. The facility has a steel frame structure with concrete grade beam foundations, and inside, the three levels are connected by a stainless steel and glass open staircase with a display feature wall. Additional interior elements include an architectural ceiling with light coves, a decorative grid and suspended soffits.”

At the time the building was designed, it was not yet known who the tenant or tenants might be. “As the tenant for the space was unknown, the project needed to be a neutral canvas to some degree — one that would allow for appropriate future brand expression to be added to the building facade by the new tenant,” said Lance Boge, principal, and Thomas Bittner, AIA, of Gensler Architects, the architect for the core and shell. “The design was a success as it filled in the existing gaps on the street and allowed for upgrades to subsequently occur in the neighborhood.”   Full Story

Cleburne Conference Center

Cleburne Conference Center Cleburne, Texas - A recently completed renovation and addition project has enhanced the Cleburne Conference Center’s facilities for the benefit of citizens in Cleburne, Texas. The center will serve as a civic, arts and cultural hub for the community as well as play host to family and group events, according to Rick Holden, assistant city manager for the City of Cleburne, which owns the center.

The addition consists of a 10,000-square-foot, column-free exhibit hall; a 297-seat, sloped-floor theater with a fully functioning stage, lighting and sound systems; and a lobby. Renovations to the existing facility include upgrades to the existing exhibit hall, kitchen and office space, as well as exterior upgrades. “The new space, in conjunction with the existing building’s modifications, will give the city the capability to host larger and more diverse types of events,” said Richard Williams, principal for GSBS Architects, the project’s architect.   Full Story

Ridgemont Early Childhood Center

Ridgemont Early Childhood Center Houston, Texas - Located on the same site as an existing elementary school, Ridgemont Early Childhood Center provides support and services for children and their families in a poor area of Houston, Tex. Some of its programs and services include early head start, head start, pre-kindergarten, family literacy, general educational development (GED) and English as a second language (ESL) adult education, and health and dental care.

“The working mission of the center is to provide an integrated array of social, health and educational services to improve the mental, educational and physical well being of families and children in need; to break the cycle of intergenerational illiteracy and poverty; and to empower our children and families to grow together as a community of learners,” said Sundaresh Kamath, NCARB, LEED AP, director of design and construction for Fort Bend Independent School District, the project’s owner. “Our goal is to provide a place to serve the children and families in this community in an environment that is educationally rich, developmentally sound and physically safe.”   Full Story

Felix Fraga Academic Building

Felix Fraga Academic Building Houston, Texas - The three-story Felix Fraga Academic Building is the first phase of development for the new Drennen Campus at Houston Community College (HCC). “HCC wanted to create a new campus to serve this area of Houston,” said Greg Kieschnick, PE, LEED AP, senior project manager (engineering) for HCC. “On the first two floors, the building has classrooms, computer and science labs, faculty/staff suites, and a multipurpose room. The third floor is a shell for future programs, which are already being programmed.” According to him, the site features surface parking, bio-retention ponds and landscaping.

An important component of the HCC board’s education concept, which promotes community learning, the building aims to link feeder elementary, middle and junior/high schools with the public school system to HCC, according to Alan Sadeghpour, AIA, principal in charge for Prozign Architects, the project’s architect in a joint venture with PageSoutherlandPage, LLP as the prime professional. “The prime goal of this academic center is to allow and offer continued education and availability of advanced technical training to any citizen and may eventually result in higher wage-earning jobs,” he said. “Another goal of the academic center, through HCC initiatives, is to form alliances and partnerships with public as well private organizations to promote learning and education.”   Full Story

McLennan Community College Science Building

McLennan Community College Science Building Waco, Texas - McLennan Community College’s new science building provides space for more than just science education; it also provides a place for students to gather and interact on this commuter campus in a sustainable setting.

In addition to classrooms and labs, the facility includes a museum dedicated to the sciences as well as a large student gathering area at the entry lobby featuring stained-glass artwork in the ceiling and a large, hanging DNA sculpture at the grand stairway. “Since there is no on-campus housing, the concept for retaining students on campus between classes was an important issue,” said Bernadette Hookham, architect for RBDR Architects, the project’s architect. To that end, a variety of student study spaces, including group study rooms, is provided both inside and outside the building. Furthermore, tables and chairs with marker boards are located along widened spaces in the corridors near faculty offices to foster faculty and student interaction. “Additionally, an upper terrace and an entrance plaza were developed to round out the students’ study opportunities,” added Hookham.   Full Story

Buck Melton Community Center

Buck Melton Community CenterMacon, Georgia - The Macon Housing Authority recently teamed with BTBB inc. Architects / Planners and Parrish Construction Group, inc. to provide residents of Macon, Ga., with a wonderful new community center. Furthermore, by renovating and adding on to the former McKenna National Guard Armory to create the new facility, the team was able to turn an abandoned and blighted property into a vital neighborhood asset, further benefiting residents, according to Tracy Barlow, technical services director for the Macon Housing Authority, which owns the new center.

Buck Melton Community Center is ideally located within several blocks of three public housing neighborhoods totaling nearly 700 public housing apartments. In keeping with the mission of the Macon Housing Authority, the new center provides social services and training facilities for those public housing residents as well as the surrounding neighborhoods. Serving children and adults of all ages, it houses programs such as Head Start, a Boys’ and Girls’ Club, and WIC. Furthermore, it provides computer classes as well as job training for in-home care of seniors and more. Multipurpose meeting and training rooms, as well as a catering kitchen, are available for other types of programs and services, including use by outside groups offering community services and programs.   Full Story

The Beach Tower at Moraya Bay

The Beach Tower at Moraya Bay Naples, Florida - The 11-story Beach Tower at Moraya Bay provides its residents with truly remarkable homes. “Moraya Bay Beach Tower is an architectural masterpiece of 72 residences overlooking the emerald green waters of the Gulf of Mexico in picturesque Naples, Fla.,” said Richard F. Corace, developer for VI Ltd. Limited Partnership, the project’s owner/developer. According to him, the project features spacious and well-appointed floor plans, including a host of amenities befitting a five-star resort.

The tower contains nine residential levels over two parking and amenity levels. Each residential level has eight homes that range in size from approximately 4,500 square feet to 5,500 square feet and feature three or four bedrooms, bayside balconies and expansive outdoor terraces, according to Kraft Construction Company, Inc., the project’s construction manager. The amenity level includes a waterfront restaurant, a bar and lounge area, a fitness center, a grand lobby, and fountains of fire and water, according to Corace.   Full Story

Our Lady of Lourdes Church and Parish Center

Our Lady of Lourdes Church and Parish Center Wellfleet, Massachusetts - Members of Our Lady of Lourdes Parish in Wellfleet, Mass., have a wonderful new church and parish center to call home. Not only does the new 21,000-square-foot facility provide a larger place of worship for members, it also affords the many summer visitors to the Cape Cod town an appropriately sized, beautifully designed church, said Rev. John F. Andrews, pastor of Our Lady of Lourdes Church.

Phase I encompassed approximately 150,000 square feet of innovative housing, combining living and learning for 472 students who will excel in a collaborative environment that meshes both social and academic activities, according to Cooke Douglass Farr Lemons A&E PA (CDFL), the project’s architect in a joint venture with Eley Associates Architects. “The building fosters growth of the entire individual,” said Rob Farr, II, AIA, of CDFL. “[The project goal was to provide] peer leadership and growth in a collegiate setting. The college creates physical connections to accomplish the goal.”   Full Story

Army Aviation Support Facility, Wyoming Army National Guard, F. E. Warren AFB

Army Aviation Support Facility, Wyoming Army National Guard, F. E. Warren AFBCheyenne, Wyoming - The recently completed Army Aviation Support Facility for the Wyoming Army National Guard (WYARNG) on the F. E. Warren Air Force Base (AFB) in Cheyenne, Wyo., replaces an antiquated and energy inefficient building that could no longer support WYARNG’s needs. The existing facility was no longer adequate in size or mission capabilities, according to LTC Loren J. Thomson, senior project manager, BRAC program manager, facility manager WYARNG, Construction and Facilities Management Office (CFMO).

Encompassing nearly 100,000 square feet, the facility is the new home for WYARNG personnel to maintain Blackhawk helicopters and to serve as an operations center for the medivac unit that utilizes those same helicopters. It can house nine helicopters inside and nine on the exterior apron. The building also includes administrative space, maintenance storage bays, a paint booth, helicopter wash equipment, five overhead cranes, locker rooms and a workout facility. A double deep bay in the hangar can accommodate larger aircraft if necessary, and an exception was made by the National Guard Bureau (NGB) to allow unheated storage bays to function like maintenance bays, which assists with the maintenance procedures that WYARNG needs to run, even during the tough winters, said Thomson. Additional equipment in the building includes water storage tanks for the fire sprinkler and a foam system for the hangar.   Full Story

The Vistana

The Vistana San Antonio, Texas - Located in San Antonio, Tex., The Vistana is a new mixed-use development that brings a great deal of vibrancy to the area. “The 14-story, 530,000-square-foot art deco building adjoins Milam Park and historic Market Square, and offers 247 market-rate units, 30,000 square feet of retail, a 491-car garage and storage rental,” said Edward A. Cross, II, of Vistana, Ltd., the project’s owner.

The cast-in-place, posttension concrete building has a brick and stucco exterior, according to Cross, and boasts 58 unique floor plans that include studios and one- to three-bedroom units ranging from 495 square feet to 3,700 square feet with polished concrete floors, high exposed ceilings, gourmet kitchens and ample natural light. “The landscaped amenity deck offers a heated [swimming] pool, a spa, a lawn, a fitness center, a party room, a conference room and a business center — all with panoramic views,” he said. “Retail includes a bank with three drive-through lanes and the new urban concept IHop Café.”   Full Story

1818 Washington Apartments

1818 Washington ApartmentsSt. Louis, Missouri - The 1818 Washington Apartments project involved the adaptive reuse and transformation of a historic warehouse building in St. Louis, Mo., into 39 loft-style apartments and 9,000 square feet of street-front commercial/retail space.

In all, the building now boasts 35 one-bedroom units and four two-bedroom units that range in size from 851 square feet to 1,525 square feet. Laundry, storage and parking facilities round out the residential offerings. “The apartments add workforce-housing density to the downtown area, and the retail provides opportunities for downtown residents and workers to shop and dine close to their homes or offices,” said Dan Holak, member of 1818 Washington Development LP, the project’s owner.   Full Story

University of Mississippi Residential Colleges, Phase I

The University of Mississippi Residential Colleges, Phase I University, Mississippi - A new residential project at the University of Mississippi provides plenty of living space for students. The project was completed in two phases — Phase I was the South Residential College while Phase II was the North Residential College.

Boca Beach Club, The Waldorf Astoria Collection

Boca Beach Club, The Waldorf Astoria CollectionBoca Raton, Florida - The Boca Beach Club, The Waldorf Astoria Collection project involved the demolition, renovation and expansion of a well-known, member-supported luxury property in Boca Raton, Fla.

The extensive, phased project began in summer 2007 and was completed in September 2009. “The project included a four-story parking garage that provided the Beach Club hotel with a new arrival plaza and separate arrival entrances for members,” said Sam Davis, owner’s representative/project manager for LXR Luxury Resorts, the project’s owner. A new 60,000-square-foot amenities deck that includes 46 new private oceanside cabanas, a beachside bar and three swimming pools, each with a distinctive design, was also an important part of the Beach Club project, according to him. The project also features the total renovation of all 210 guest rooms and suites, a 10,000-square-foot state-of-the-art fitness facility and 7,000 square feet in locker rooms, and new lobby space, including the Sea Grill Restaurant and lobby bar and a new 10,000-square-foot ballroom, said Davis.   Full Story

HRDC Cumberland Community Center

HRDC Cumberland Community CenterCumberland, Maryland - The Human Resources Development Commission, Inc. (HRDC), under the direction of its board of directors, designs, staffs, operates and assembles funding for a wide range of programs that improve the lives of the young, the poor, the elderly and those with disabilities in Allegany County, Md. With offices and programs housed in multiple buildings, it was not convenient for many residents to take advantage of what the HRDC offered. Thus, it decided to construct a new building so it could have a facility that would meet its needs, while also controlling future ownership costs, demonstrating the benefits of sustainability and making a visible investment in the South Cumberland neighborhood.

“Since this area of Cumberland was characterized by several decades of disinvestment, it was important to HRDC to be a ‘good neighbor,’” said Cherie H. Moshier, AIA, managing partner with Moshier Studio, the project’s architect. To that end, various community stakeholders, including the owner, the architect, government officials, neighborhood residents and local business people, participated in the early design decisions regarding building massing, height and orientation on the site, as well as parking and access issues.   Full Story

Cleveland Wire Cloth & Manufacturing Co.

700 North Water Lobby RenovationCleveland, Ohio - A recent project added 50,000 square feet of new space to the Cleveland Wire Cloth & Manufacturing Co. warehouse and manufacturing building in order to allow the company to grow successfully for another 100 years. Furthermore, the new space allowed the company to create an environmentally friendly facility that would be a healthy place for employees to work. The addition includes a new high-bay weaving room, storage facilities, a delivery and shipment center, loading docks, employee facilities, and a new entrance.

Situated in a neighborhood that consists of single-family housing surrounded by manufacturing buildings and plants, Cleveland Wire Cloth & Manufacturing Co.’s facility had to be a good neighbor to the smaller homes, according to August L. Fluker, AIA, LEED AP, principal of City Architecture, the project’s architect. “Although a big one-story warehouse and manufacturing building, attention was given to providing a pedestrian scale along the two streets that form the block where the building is located,” he said. This was accomplished by developing a rhythm of masonry pilasters accented by precast concrete and translucent windows. Additionally, the building was pulled back from both major streets in order to soften the mass and be more respectful of its residential neighbors.   Full Story

Humanities Gateway at the University of California, Irvine

Humanities Gateway at the University of California, Irvine Irvine, California -The University of California, Irvine (UCI) had experienced enormous growth during the past 15 years, and the university’s humanities buildings needed to catch up with that escalation. Additional office and conference room spaces were needed in order to satisfactorily house the faculty, staff and students who were crowded into the existing four humanities buildings.

To meet that need, Humanities Gateway was completed in August 2009. Humanities Gateway is a four-story, cast-in-place research facility that houses five departments, three UCI research centers, one statewide research center and the offices of the dean of humanities. The facility also includes open laboratories, classrooms, libraries, multiple meeting rooms of various sizes, a large auditorium, and a large, theater-style film screening room.   Full Story

700 North Water Lobby Renovation

700 North Water Lobby RenovationMilwaukee, Wisconsin - An outdated building entry in Milwaukee, Wisc., was recently renovated, transforming it from a colonial lobby into a property showcase, according to Siegel-Gallagher Construction Company, the project’s general contractor. “The design created a retro-classy environment, totally unique to the Milwaukee office district, which welcomed building tenants and visitors,” said David Behnke, president of Siegel-Gallagher, on behalf of Allegiance Realty, the project’s owner.

In addition to modernizing the lobby, the project also needed to respect the building’s architectural significance. “A desk by [American furniture designer and decorator] Paul McCobb (roughly of the building’s age) was used as a kind of precedent object to generate an aesthetic, materiality and spirit for the project: to be as if one is inside a furniture piece of the highest quality,” said Joel Agacki of Striegel-Agacki Studio, the project’s architect. “The project’s beauty is really in the details, execution and tectonic; the way one might look at a well-built piece of vintage furniture, jewelry, etc. In this way, the renovation respects the original aesthetic and spirit while bringing the lobby into today.”   Full Story

Redington-Fairview General Hospital New Medical Office Building

Redington-Fairview General Hospital New Medical Office Building Skowhegan, Maine - Redington-Fairview General Hospital’s goal for its new three-story medical office building was to combine all the scattered individual physician group practices under one roof and situate the building in a strategic location that would provide enclosed corridor connections to the hospital.

Housed in the new building are internal medicine, orthopedic surgery, pediatrics, obstetrics, neurology, family practice and general surgery. The design layout and configurations of individual specialty suites and the shared/common staff support and infused technology elements provide an opportunity to incorporate the “medical home” practice model, according to Carol Steward, director of support services for Redington-Fairview General Hospital.   Full Story

Deanna Swenke Elementary School

Deanna Swenke Elementary School Cypress, Texas - As a result of significant growth in the Cypress-Fairbanks Independent School District (ISD), the community’s two existing elementary schools exceeded their enrollment capacity. Thus, the district determined that a third elementary school was needed.

Deanna Swenke Elementary School evolved from four previous prototype elementary schools dating back to 1998, according to Mark R. French, AIA, REFP, LEED AP, senior principal with Bay Architects, the project’s architect. As the educational curriculum changed over the years, the prototype changed from an open concept plan to a semi-open concept plan that had begun to organize itself into classroom pod groupings with access to all classroom spaces from two primary corridors.   Full Story

University Lofts

University LoftsCleveland, Ohio - The new University Lofts development involved the historical renovation and conversion of two buildings into 30 market-rate apartment units and the construction of a new building consisting of eight luxury condominiums. Additionally, 10,800 square feet of ground-floor retail/commercial space includes a new 8,500-square-foot bookstore that serves the campus of Cleveland State University. The project also includes both indoor and outdoor parking areas.

In this particular area of downtown Cleveland, known as the Campus District, University Lofts was the first project to incorporate for-sale housing as well as market-rate housing for the college community. The site for the new project was chosen because the existing buildings, owned by BPC Development, LLC for more than 20 years, were under-performing assets. After much study of the area in general and of the existing properties in particular, it was determined that a mixed-use development would be the best use of the space.   Full Story
